What is Plumbing Maintenance and Do I Need It?

To keep your plumbing system running smoothly and to help avoid unexpected breakdowns and repairs, it’s important to have your home’s plumbing system maintained every year. Just like your home’s heating and air conditioning systems, your plumbing system is under constant wear and tear from everyday use. Having your plumbing system maintained annually will address the following key critical areas of failure.

The number one cause of plumbing problems is a clogged drain. Common culprits include accumulation of food scraps and grease in kitchen drains, hair in bath and shower drains, dirt and grease in washing machine drains, and anything that’s not meant to be flushed down the toilet. Once you flush it down, it’s never to be seen again, right? Wrong! The majority of clogged drains are a result of build up over time, meaning what went down the drain didn’t go down all the way. You can’t see the build up from the outside so there is no sure way of knowing if an issue will present itself until it does.

Not only is having a clogged drain a huge inconvenience and unsanitary, but also having a clogged drain can cause excess pressure in the drain and lead to premature failure of the drain system. At Proactive Comfort, during our plumbing maintenance we will clean out the kitchen drain, bath drain, and laundry drain to make sure the most common trouble spots are taken care of. Lastly, the main sewer line that connects your home to the city sewer or private septic system should be inspected for cracks, sludge build up, and tree roots. Having to repair your main sewer line can be very expensive, and ensuring that any potential issues are identified before they turn into major problems is imperative. To stay proactive, we’ll run a specialized camera down the drain to inspect the overall condition.

Water Quality

Safe drinking water is essential to the health and sustainability of all our lives. While water can provide refreshment, enjoyment, and sanitation, it also has the potential to cause corrosion and destruction to your home’s plumbing system. The primary cause of water leaks in a plumbing system is due improperly treated water. The two most common types of water that can damage your plumbing system are more common then you think.

Water can naturally be “acidic”, acidic water is corrosive to the copper piping and plumbing fixtures in your home. Acidic water will eat away at your plumbing pipes from the inside out. Eventually the walls of the pipes will become weakened and form leaks in your piping. Not only is replacing the water pipes expensive, water leaks can also cause thousands of dollars in damage and repair.

Water can also be “hard”, hard water has high mineral content. It accumulates mineral buildup in your pipes and fixtures. This can cause restriction and mechanical failure in your plumbing system. Whether your water is sourced from a private well or provided by the city, your water should be tested annually to ensure that it’s safe and that it doesn’t need to be treated to prevent damage to your plumbing system. Included in our annual plumbing maintenance is a free water test that will let you know the quality of your water and if it needs to be treated. Lose the bottled water and gain the peace of mind knowing that your water system is in good-working order.

Water Heaters

Nothing ruins your morning like a nice, cold shower! Water heaters are high on the priority list when comes to the comfort in your home; ensuring that you have an endless supply of hot water is our goal. To meet the demand of hot water, your water heater is subjected to constant expansion and contraction from heating water all day. This expansion and contraction causes stress on the tank, and over time, this can weaken the water heater and cause leaks.

What can start as a small leak can quickly turn into a major flood. Out of all plumbing damage and insurance claims, water heaters take the prize. Much like the rest of the plumbing system, it can be difficult to identify a problem looking from the outside. With water heaters, what can seemingly look good from the outside can be corroded and damaged on the inside. Thats why we’ve included in our plumbing maintenance a visual inspection of the inside of the water heater tank. This helps give us a better picture of the condition of the tank and other components that may need to be addressed to maximize the longevity of the water heater. We’ll also evaluate how the water heater is operating to make sure that it’s operating safely and at its peak efficiency.

During the heating season your system accumulates dirt, dust, and byproducts of combustion. Having your system tuned up each year not only ensures that things are running safely but is necessary to keep your system running at optimum efficiency. In addition to cleaning your heating system we will perform an efficiency test with a digital combustion analyzer. This reading will be able to tell us how efficient your system is running and allow us to make energy squeezer improvements to your system. Studies show that you can save up to 30% of your annual fuel bill by having your heating system maintained every year.

Don’t Sweat It…Be Proactive With Maintenance

Don’t sweat the hot and humid days of summer! Enjoy a cool and comfortable home when you choose Proactive Comfort. Your air conditioning system requires regular maintenance to operate safely, efficiently and reliably. Neglecting to maintain your air conditioning system can not only lead to decreased efficiency but also lead to costly breakdowns and repairs. Discover our proactive approach to maintaining your air conditioning system.

Have you ever wondered what that musty smell was when you turned on your air conditioner? It might surprise you to know that out of all the appliances in your home, your air conditioner can pose serious respiratory and health risks. When your air conditioner is running in the summer-time, it creates condensation as it removes the humidity in your home. This condensation forms on the indoor section of your air conditioning system; the evaporator coil. This wet environment is a catalyst for mold and mildew growth. As the air circulates through the ductwork and across the evaporator coil it has the potential to pick up these mold and mildew spores and circulate them to the rest of the home. During our annual air conditioning maintenance, the evaporator is the first thing we inspect and clean to ensure the health and safety of your home and family.

Much like your home’s heating system, your air conditioning system accumulates dirt and dust through normal operation. Many homeowners are unaware that their air conditioning system’s efficiency decreases as the time goes on. This is because the dirt and dust that your outdoor and indoor unit accumulate restrict the airflow across the air conditioning coils. This restricted air flow significantly reduces how well your air conditioner can remove heat from the home. Having your system professionally maintained will get your air conditioner clean and running in peak efficiency. Also, included in our annual maintenance is a check of your air conditioning systems refrigerant levels. Running a system with improper refrigerant levels can drastically decrease the efficiency and increase the cost of operating your air conditioning system.

Prevent Breakdowns

Annual air conditioning maintenance will keep your system running safely and efficiently. However, wear and tear items will need to be replaced in order to prolong the life of your system. Our highly-skilled technicians will identify these common items to fail before they do. Therefore saving you the headache and keeping your money in your pocket. Dealing with your air conditioner proactively is the smart choice to beat the heat.
